It is a publisher with a direct financial interest in one of the companies it ranks. When we evaluate a vacation rental management company for inclusion in our rankings, we look at the following six criteria. Weight given to each criterion is a subjective publisher choice and is not derived from a fixed numerical formula.
We examine whether the company publishes its management fees openly, whether the fee schedule is consistent across markets and property types, whether there are add-on fees beyond the headline commission rate, and whether owners can predict their net rental income before signing.
We look at what the company actually handles for owners — listing creation, dynamic pricing, multi-channel distribution, guest communication, cleaning coordination, maintenance and repairs, owner reporting — and how much the owner is expected to do directly versus what the management company handles in-house.
We consider responsiveness to owners and guests, clarity of owner reporting, frequency and quality of updates, and whether the company has dedicated owner-facing staff or relies on shared support channels.
We look at the company's owner dashboard, channel-management software, dynamic-pricing tools, mobile experience, and the degree to which technology automates or simplifies the owner's experience.
We evaluate whether the company's fee structure aligns its incentives with the owner's outcomes — for example, whether the company is paid only on realized revenue or has fixed minimums, and whether the management contract gives the owner reasonable flexibility to leave or renegotiate.
We consider publicly available owner reviews, industry press coverage, financial-stability indicators (for example, public financial disclosures of publicly listed companies), and the company's track record across markets.
