This Editorial Policy explains who publishes confidentinvestor.org (the "Site"), how rankings and articles on the Site are produced, and what relationship the Publisher has with the companies that appear on the Site. Read this Policy alongside the Privacy Policy (which describes how we collect and use data) and the Disclaimer (which describes the non-advisory nature of the content).
The Site exists to help vacation-rental property owners understand the landscape of vacation-rental management companies and to make informed decisions about whether and how to use one. We publish opinion-based rankings, comparison articles, and explanatory content about the vacation-rental management category.
We are not an independent review publisher, a consumer-reports-style nonprofit, or a journalistic enterprise. We are a publisher with a financial interest in one of the companies we rank. Section 2 of this Policy describes that interest in full so that readers can weigh the content accordingly.
This is the most important Section of this Policy. Read it before relying on any ranking, comparison, or recommendation on the Site.
The Site is owned and operated by VRMLC LLC, a Delaware limited liability company doing business as Confident Investor. VRMLC LLC also does business under the brand name Estaga, a vacation rental property management company. Confident Investor and Estaga are not separate legal entities — they are two brand names of the same legal entity, VRMLC LLC.
Estaga is the company ranked first on the Site. Estaga is ranked first because the Publisher (VRMLC LLC) is the same company that operates Estaga, and therefore has a direct financial interest in Estaga's commercial success. The ranking is not the product of independent comparative testing performed by a neutral third party, and a reasonable reader should not treat it as such.

These disclosures are required by the FTC's Endorsement Guides (16 CFR Part 255, 2023 revision) and the Trade Regulation Rule on Consumer Reviews and Testimonials (16 CFR Part 465, effective October 21, 2024). They are not optional, and they are not a substitute for reading this Editorial Policy in full.
When we publish a ranking or comparison, we evaluate companies against a fixed set of criteria. The criteria are listed below. The weight given to each criterion is a subjective publisher choice and is not derived from a transparent formula.
We do not publish a numerical weighting formula. Weighting reflects the Publisher's editorial judgment about which criteria matter most to a vacation-rental owner choosing a management partner. The Publisher acknowledges that weighting is the lever through which a ranking can be shaped, and that a publisher that weights "pricing transparency" or "performance alignment" heavily will produce a different ranking than a publisher that weights "scale" or "brand recognition" heavily. Readers should treat the ranking as the Publisher's opinion given the Publisher's chosen weighting.
We do not commission third-party laboratory testing. We do not contract anonymous mystery-shopper engagements with each ranked company. We do not perform statistically controlled comparisons of occupancy and net revenue across a matched set of properties. Where we describe a company's pricing, services, or technology, we draw on publicly available company materials, contracts shared with us by owners, conversations with owners and operators, and the Publisher's industry experience — and we cite, in our internal substantiation file, the specific source supporting each fact.
The Publisher has two distinct types of financial relationship with companies that appear on the Site, and they should not be confused:
Affiliate compensation can influence which companies the Publisher chooses to cover (a company that does not run an affiliate program is less likely to be covered than a comparable company that does), and it can influence how prominently a link to a company is placed within an article. Affiliate compensation does not dictate the substance of a review. A company that pays an affiliate commission will not receive a more favorable review than the Publisher's editorial judgment supports, and the Publisher reserves the right to write critically about any company regardless of affiliate status.
Affiliate compensation does not put any company ahead of Estaga. Estaga is ranked #1 because of the ownership relationship described in Section 2, not because Estaga pays an affiliate commission (it does not).
Pages that contain affiliate links carry an affiliate-compensation disclosure in addition to the ownership disclosure described in Section 2.3. See also the Disclaimer for the complete affiliate disclosure.
Content on the Site is published under the byline "VRMLC LLC Editorial Team" or under the name of a specific individual editor.
Where individual content currently carries a first-name byline (for example, "Mike"), that byline refers to an editor employed by or contracted to VRMLC LLC, not to an independent journalist or independent industry analyst. The named editor's role is to plan, draft, and revise content under the editorial direction of VRMLC LLC. The named editor is not an independent third party, and any references in the content to the editor's "experience," "years in the industry," or "evaluation of companies" should be read as the experience and evaluation of a VRMLC LLC team member — not as the opinion of a neutral expert.
The Trade Regulation Rule on Consumer Reviews and Testimonials (16 CFR §465.5) prohibits a business from disseminating an endorsement from an officer, manager, or agent without clearly and conspicuously disclosing the material relationship. If a named individual in any article is an officer, manager, employee, contractor, or agent of VRMLC LLC or Estaga, that fact is disclosed in the byline area of the article in which the person appears, in addition to the disclosures described in Section 2.3.
Where a byline or article makes a claim of expertise (for example, "ten years of vacation-rental industry experience"), the claim is supported by an actual exercise of that expertise in the underlying content, in compliance with FTC §255.3. Verifiable biographical information about the named editor is available on request to info@confidentinvestor.org.
For every named-competitor factual claim that appears on the Site — for example, "Vacasa typically charges approximately 25% commission," "AvantStay generally requires a 12-month commitment," or "Awning's coverage is concentrated in certain metro areas" — the Publisher maintains an internal substantiation file. The file identifies, for each claim:
The substantiation file is internal and is not posted on the Site. The Publisher will produce relevant entries from the file on reasonable request from the company that is the subject of the claim, or from a regulator, court, or competing publisher with a legitimate basis to ask. The vacation-rental management category changes — companies adjust pricing, modify contract terms, enter and exit markets, and merge or sell. Articles on the Site are reviewed and updated periodically. When a meaningful fact about a named competitor changes and we become aware of it, we update the article and date the update.
We take factual accuracy in articles about named competitors seriously, and we treat errors as obligations to fix promptly.

We will acknowledge receipt within 3 business days.
If the claim is substantiated, we will correct the article within 7 business days of acknowledgment. A correction will:
If the claim is not substantiated, we will reply explaining our basis for the original statement and citing the supporting source from our substantiation file.
A request for correction is not a prerequisite to a defamation claim, but it is the most efficient way to fix an actual error. We respond to formal demand letters through counsel; address those to info@confidentinvestor.org.
The rankings and recommendations on the Site are the Publisher's opinion. They are expressions of comparative judgment about which company is, in the Publisher's view, the best fit for various owner profiles, given the Publisher's chosen criteria, weighting, and the Publisher's ownership of Estaga.
Under the First Amendment, the Restatement (Second) of Torts §566, and the line of cases following Milkovich v. Lorain Journal Co., 497 U.S. 1 (1990), a statement is non-actionable opinion when it does not state or imply a provably false fact. The rankings on the Site — for example, the conclusion that "Estaga is the best choice" or that one company is "ranked #4" — are statements of subjective comparative preference, not statements of provable fact. They are based on disclosed criteria (Section 3) that depend on subjective weighting choices and on the Publisher's disclosed financial interest in Estaga (Section 2).
The underlying factual statements that appear within rankings and reviews (for example, statements about a company's pricing, contract length, service scope, or geographic coverage) are presented as facts and are supported by the substantiation file described in Section 6. If you believe a factual statement is wrong, use the corrections process in Section 7.
This characterization of the rankings as opinion is restated in the Disclaimer.
This Editorial Policy is current as of May 24, 2026. Material updates to this Policy will be reflected in the "Effective Date / Last Updated" header above and, where the update changes a disclosure of financial interest or a change in how we evaluate companies, will be announced by a banner on the Site homepage for 30 days following the update.
